Place Forecast Update #7: Dwelling Structure

We’ve updated Place Forecast all forecasts with a new dwelling component: structure.

We differentiate between two structures: detached and medium or high density. According to the ABS, detached dwellings are standalone houses and include only one dwelling on the property, and medium or high-density dwellings are apartments, townhouses, or flats, where multiple dwellings are within the same building.

Combined with the other two components, occupancy and privacy, we end up with five distinct categories of dwellings: Occupied and unoccupied private detached dwellings, occupied and unoccupied private medium or high density dwellings, and non-private dwellings (we don’t know the occupancy or structure for those dwellings).

We can compare the dwelling stock across all small areas for each of these five categories.

In the component section of your forecast, you can explore any of these three dwelling components: occupancy, privacy, and structure. You can see the ratio between occupied and unoccupied dwellings, between private and non-private dwellings, and between detached and medium or high density dwellings, both as dwelling stock and as a rate.

We also created reports for various scenarios, such as the breakdown of occupied private dwellings by structure or the occupied private dwellings rate by structure (this one’s Andrew’s personal favourite!).

A gentle reminder that all of this work is aimed at bringing life to the flat line shown in the last two images. Simply put, our goal is to forecast the dwelling stock over the entire forecast period. We are going to use building approvals for that soon.

The ABS released estimated residential population (ERP) data for 2023 a few weeks ago on a Friday. Since we cannot use the data from the public release since it’s only on an SA2 level, we waited for our custom order: ERP on the SA1 level. We received that order the following Monday and got straight to work.

By Wednesday evening, after 53 hours and 55 minutes, we had updated all client forecasts with their new data and informed all clients about their new forecasts.

So fast, right?! We were over the moon about this quick turnaround of data.
